Can I schedule a tour?

 We would be happy to schedule a tour as soon as you have a completed application and documentation submitted! Due to the high volume of interest and low number of available units, we are unable to offer tours of The Eddy prior to pre-screening. The good news is, our application is free and completely online. 

How much is rent for Studio/1 Bedroom/2 Bedroom? How do I know how much I would pay? 

 Great question! Many of our apartments qualify for the federal rental assistance programs, so what you pay is largely dependent on your specific situation. If you know your income and family size, we may be able to give you a ballpark estimate, but that is not a guarantee. The best way to understand what your payment would be is to complete the free online application in full, including attaching supporting documentation, and have us conduct a screening. Please note that eligibility is determined by federal guidelines in the Housing Opportunity Through Modernization Act (HOTMA), specifically, Section 8 on rental assistance programs. 

What documents do I need to apply? 

 The documents that you will be asked to provide are dependent on your specific situation, but things like identification, photo ID, and proof of income apply to most people. Below is a more comprehensive list of what you may provide, but it is not necessarily all-inclusive.   • Two scanned forms of ID for all adults (one being a photo ID) 
  • Birth Certificates for children (if applicable) 
  • Landlord information (name and contact information if not provided on the application) 
  • Housing voucher documents and case manager (if applicable) 
  • Three most recent consecutive pay stubs from your employer(s) (if applicable) 
  • Three years of tax return information if self-employed 
  • Benefit letters for Social Security (most current) 
  • Child support court order (if applicable)
  • Most current bank statements
  • Enrollment form for your student status/schooling (if applicable) 

What units are currently available? 

 While we try to keep our websites as up to date as possible on our current availability, apartments can become available for any number of reasons at any time. If you would like to apply for a specific apartment type that is not currently available, you may always be put on a waitlist, or check back with us periodically to see what has become available.

What Credit Score do I need to qualify? 

 The federal guidelines that determine eligibility for rental assistance programs do not have a hard line for what credit scores they will and won't accept. Credit history is a consideration taken into account when determining eligibility, but having a 'bad' credit score won't necessarily disqualify you from the program. The only way to find out for sure is by applying. 

I need housing now. How soon can I get in/how long is the waitlist? 

 While we process applications as quickly as we are able, we cannot guarantee that you will be approved or that there will be an appropriate unit type available for you at the right time. We process all applications on a first come/first serve basis and receive a high volume of interest. To help us process your application as expediently as possible, please be sure to include all supporting documentation when completing your application and be sure to provide your renter's history in the application. While we will do our best to process your application efficiently, we understand that you may need housing more immediately and recognize that it may be beneficial for you to look at more than one housing option at a time while you wait to be approved. If you are able to get in somewhere else, simply let us know and we can either cancel or put your application on hold.
